How much should it cost to replace your roofline?

How do you know when it’s time to give your roofline some TLC and how do you ensure you’re getting the right price?

It can be difficult to nail down how much any major renovation or repair work on your home should cost. Every supplier you ask seems to provide a totally different quote and anyone you know who’s had work done seems to have got some great deal that you just can’t find online.

The truth is, you’re unlikely to find a fixed price for roofline repair from any reputable company. The cost is subjective to how much work needs doing and how extensive any damage already is.

How do I know if I need to replace my roofline?

If your roofline is looking worse for wear, you might already be considering investing in a replacement. But if you’re still unsure, here are three warning signs that your roof needs some urgent attention.

Overflowing gutters

Gutters are known to block from time to time. Debris – like leaves and dirt – can clog up your gutters which then stops water from safely draining away. When water spills over the gutter and flows down the walls, it can damage your home’s foundations. It’s better to deal with this sooner rather than later as an overflowing gutter will quickly lead to damp.

Visual damage

If your fascias, soffits and barge boards are made of timber, and you can see the paint starting to peel away, it may be that the boards have begun to rot. This is a warning sign that water is now able to enter your home through the damaged boards. Damaged flashing is another tell-tale sign that your roofline needs some TLC. Flashing is the material often found around chimneys or roof vents to prevent water from entering your home. If your flashing looks worn, loose or damaged, it’s advisable to have it examined by an expert.

Leaking or sagging

The best place to assess the health of your roofline is in the attic. Brave the spiders to get a better look at your inner roofing, and check for any damp or darkened patches. Watermarks or stains may be a sign that, while not currently damp, water has been able to leak through the roof – and likely will again!

Take note of the structural condition of your roof. Sagging means that the structure of your roof is compromised, possibly due to long-term exposure to the elements, and requires urgent attention.

It’s important that you don’t ignore these signs, as the longer you wait, the worse the damage can be – and the higher the cost for repair.

Where do I start looking?

While it’s important not to feel pressured by companies into rushing to buy a new roofline, it’s also crucial to take steps to minimise damage to your home. Shop around for quotes, get advice and settle on a company that makes you feel confident about your investment. It’s also worth checking out reviews and ratings on social media and websites like Yell or Checkatrade.

Don’t fall for high-pressure sales tactics – we know it’s easier said than done, but keep in mind that many roofing contractors (including us!) will offer you a free survey to come out and take a look rather than pressuring you to pay straight away. This should be done by someone with technical know-how too – if the person you speak to needs to refer questions on to someone else, it’s a sure sign you’re dealing with a salesperson rather than someone useful!
